Why Commercial Real Estate?

Every day I am approached by people in residential real estate, by people in different professions such as medicine and law, and others who are not too informed on commercial real estate and what it is really about. When they discover my profession, they always ask me, “Why?” Of course they acknowledge the most obvious reason, the FLYamount of money that can be made. However, I am quick to inform them that there are so many other wonderful reasons why ANYONE should be involved in commercial real estate.

Here I have compiled the top five reasons why I am involved in commercial real estate, and why you should too.

The first is really my favorite, the concept of synergy. Synergy is the idea that you put in the same amount of effort, but yield a larger result. 1 + 1 = 3. This is definitely present in commercial real estate. Many of the deals you might be involved in require the same exact process and amount of work, regardless of how large the property is, how much the property is worth, what its best use is, and how much of a return you can make from it.

A $15,000,000 deal can literally require the same amount of work as a $3,000,000 deal! Because of this reason, I always urge my colleagues to think big, and always go for the gusto! Why exert the same amount of time and energy on a low yielding deal, when you can put the same amount of time and energy, and yield 10 times what that single deal would? I am not a rocket scientist; however, this seems pretty clear to me.COMMERCIAL BUILDING

The second reason is leverage, and how it can maximize your return on properties. In commercial real estate, you always want to examine how you can decrease your invested capital while returning the most money. A good way is to borrow part of the initial investment and pay a certain percentage on the borrowed money. The total cost of initial investment can be much lower when you use other people’s money (OPM), and it, therefore, increases your overall return. There are not too many businesses that function is this fashion, and you can definitely use it to your advantage.

The third reason why I chose commercial real estate is the impact I can have on communities. Creating more affordable housing, renovating old, large apartment complexes so that people actually want to live there, finding places for companies to establish a customer base and employ jobs, and increasing the economic welfare of cities are all fantastic reasons to get involved in commercial real estate! You can really have an effect on the communities you work in, and everyone will benefit.

There is an abundance of properties, types of properties, ways to create wealth, professionals to work with, other people’s money to borrow, and money to be made. The fifth reason includes all the various skills you get to use in commercial real estate. It is not like an accountant’s job where you primarily deal with the same math and the same clients day in and day out, with little varying tasks. In commercial real estate you must problem solve, be creative in constructing offers and what to do with properties. It requires negotiation, which is fun, building relationships with other professionals that can lead to friendships and lifelong business partners, and, of course, the ability to create massive wealth and happiness that many others never COMMERCIAL LEASINGexperience!

There are many more reasons why I enjoy commercial real estate, but I don’t want to spoil it for you. You will develop your own reasons to love the business of commercial real estate.

4) Consider having a real estate attorney look over the real estate documents for your new home purchase.  Especially your closing purchase documents before you sign them at closing.

LIVE5) Purchase title insurance! This will protect you when you purchase your home.  Title insurance will provide you with protection if someone challenges you about being the property owner of your new home.

6) You may want to consider not purchasing your first new home in a new community that has been developed.  Why should you do this you say? Well, for one thing, it’s a test run and all of the kinks may not be worked out yet.  You may get stuck with a lemon! It might be better for you to wait until the builder has developed more communities in order for you to consider making a new home purchase.FINISHED

7) Find out how long it will take you to travel from your home to work.  Can you deal with your commute? If so, that’s great! If not, this may end your quest with that particular builder to purchase a new home with them.

One of the most effective forms of home security is the home security system.  If a burglar tries to rob your home and notices that you have a security system set up, he will normally start to get second thoughts and eventually change his plans.  On the other hand, if the burglar decides to go ahead and rob a home with a surveillance system anyway, the system will normally catch him on video, making it easy for the police to identify who he is.  Home surveillance and security cameras are great to have, and can either be wireless or wired, dummy or real, outdoor or indoor, or even a combination of several.

Real Estate Negotiating – 4 Steps To Success

“Let us never negotiate out of fear. But let us never fear to negotiate.” (American 35th US President (1961-63), 1917-1963)  Even the most famous recognize the need for the art of negotiation.  To be able to make a good real estate deal, you must develop the art of good negotiation or find someone who can do the negotiating for you. 

SHARPThe real secret of being a successful negotiator is to help both parties obtain their goals.  To do this you must present your case in a businesslike way and close the transaction.  This can be accomplished in 4 steps.

1.  The first step in any negotiation is to know your goal.  If you have someone else negotiating on your behalf, make sure they understand what your ultimate goal is.  If your goal is to get the property at the lowest price, make sure you understand exactly what is involved to achieve that success.

Don’t be afraid to reevaluate your goals.  If during the negotiation process new details come to light that may allow you to obtain your goal by a different means, allow yourself the ability to explore the new details, don’t get stuck in your negotiations by being to rigid. 

Once you are comfortable with your goals, and understand how far you are willing to go to obtain the property, you are ready to move to the next step.  However, even when you are comfortable with your goals, you must be flexible. LIVING AREA Remember there are two parties involved and the other party may present an option that could get you to your goal faster.  In real estate there are several ways to achieve the same desire.

2.  There are two types of negotiations:  Blind and Open.

In a blind negotiation you don’t know anything about the other party.  You do all the negotiation via an agent or third-party and don’t meet the sellers.  Keep in mind you may be dealing only with the other parties agent and they have their clients interest at heart. 

In this type of negotiation your homework is very important.  Know the property, know the market, and know values so you are able to negotiate the deal that is best for you, or be able to walk away.  Blind negotiations can be handled, but they are a bit more time-consuming.

Open negotiations are a bit easier, but require you do be good at your homework.  In an open negotiation you may be working with the for sale by owner.  In this way you have access to a bit more information. 

HOME FOR SALEIf during your negotiations you begin having problems on a particular point, such as price, do your homework.  Find out why the other party is buying or selling.  Knowing the other parties motivation can give you the upper hand.  For instance, if you know the seller or buyer needs to move quickly, you will then have a bit more leverage to work with. 

What homework will help you in your negotiations?

   a.  Why does the other person want to buy or sell?    b.  Who is the other person trying to impress?    c.  Know the timing aspect of the transaction.    d.  Verify the facts.

3.  In the art of negotiating, it is critical to get started on the right foot.  Do not try to antagonize the other parties to the transaction.  Be very neutral about the entire deal.

   a.  Don’t praise or criticize the property.    b.  Don’t try too hard to buy or sell the property.    c.  Don’t criticize the other parties to the transaction, including any agents involved.    d.  Explain motivation without disclosing too much information.    e.  Meet all deadlines or better yet be ahead of the deadlines.    f.  Do not lie, rather say nothing.REALTOR

4.  Communication is the key to negotiation.  However, too much talking can kill your negotiations.  Make your offers in a written contract and let the other party do the same.  Remember “lose lips sink ships.” 

When you begin talking to the other party you will give away too much of your motivation.  You may think you can better obtain information from the other party about their motivation, but keep in mind it works both ways.  

Now that you’ve learned the 4 basic steps to negotiating you are ready to go out and get the property you desire.  You must also keep in mind that not all negotiations turn into real estate deals.  Don’t be afraid to walk away from a deal that is not to your liking.  Otherwise you may well find yourself making very bad deals and wasting your negotiation skills.  Good luck and good negotiating.

Using Foreclosure Auctions To Buy A House At Below Market Value

Buying a house below market value is a good way to get more profits as a real estate investor. One way you can find property at below market value is a foreclosure auction. Real estate goes into foreclosure when an owner of that real HOMEestate does not pay their mortgage on time. When real estate payments are not up to date it is a distress property. Nothing physically can be wrong with the house and it can be classified as a distress property. If the payments are not up to date that is enough to make a house a distress property. When a house is in distress status the owner is given a certain amount of time to bring the payments up to date. If the property owner does not bring the house up to date the bank that holds the mortgage can foreclose on the property.

When the bank takes control of a house that is when a distress property is classified as a foreclosed property. When the bank forecloses on a house, the bank will try to sell the house in a foreclosure auction. In a foreclosure auction the person UPSIDE DOWNwith the highest bid will take control of the house from the bank. If the price is too low the bank will not sell the house. Some foreclosure auctions start at the price the bank is willing to sell the house for. Finding these auctions can take some work. Some places you can find foreclosure auctions are the newspaper and online. One other thing you can do is buy foreclose property lists for your area online. It is important to do research on the properties to see which ones you will be interested in. It is important to research the property so you won’t over bid. One way of doing this is going and physically taking a look at the properties you think you will be interested in and do an assessment of their value.

Most likely you will not get to see the inside of the house, but you can FORECLOSUREmake an assessment of the house from the outside. You should stay off the physical property if you can. You will not want to get charge for trespassing. It is recommended that you take pictures and write notes about the property; this is a good way to help you to make the decision of what properties you will want. It can also help you to make an assessment on the highest you will pay. When it is time for the foreclosure auction stick to your assessments and do not over bid. You may not get your first choice but it is better to get your second or last choice at below market value than to over pay for your first choice. Buying foreclosure properties does take some work, but the money you will save is worth it.
